Three pockets where you can still buy near Meta and Stanford

Some of Silicon Valley's best value sits in one central stretch of the Peninsula.

The most affordable neighborhoods in Silicon Valley aren't where most people think. Buy in the wrong pocket and you could spend far more than you need to.

Prices have climbed a lot over the years. The market has cooled somewhat, but don't let the headlines fool you: Silicon Valley is still highly competitive. In Atherton, West Menlo Park and central Palo Alto, homes run well above $3 million, some reach $7 million, and a few hit double digits. Just minutes away, you can still find homes in the $1 million to $1.6 million range.

Affordability here isn't a citywide number. It's block by block. Here are three neighborhoods where you can still get real value and a true Silicon Valley location.

1. East Palo Alto

Jessica Heredia explaining the most affordable neighborhoods in Silicon Valley
In Silicon Valley, you're buying location, schools and land first, and the house last.

Median home prices: About $1 million to $1.1 million, compared with $4 million+ in Palo Alto right next door.

  • Direct access to Highway 101, minutes from Stanford
  • University Circle, home to an office campus and the Four Seasons Hotel
  • IKEA, about 2 miles from Meta's headquarters
  • Ravenswood Shopping Center off the 101
  • Cooley Landing Park and Bay Trail access for walking and biking
  • A weekly Wednesday farmers market

This is a neighborhood that's actively being invested in, which matters if you're thinking long-term.

Schools: Ravenswood City School District for kindergarten through 8th grade, then Sequoia Union High School District. East Palo Alto homes are not in Palo Alto schools, which is part of why prices sit where they do. Check the attendance boundary for any home, or consider private schools.

Trade-offs: Parts of East Palo Alto sit low near San Francisquito Creek and the bay. The city is in the middle of a multi-million-dollar flood protection effort called SAFER Bay, so check whether a specific address needs flood insurance. Some areas along Bay Road and East Bayshore also mix warehouse and business-park zoning with residential streets.

Commute: Meta is 5 to 10 minutes away, Google about 20 to 25 minutes, Apple Park about 30 minutes, and San Francisco 45 minutes to an hour.

Great for: First-time buyers stretching every dollar, tech workers who want a short commute, buyers planning on private school, and investors who see where redevelopment money is flowing.

2. Belle Haven (Menlo Park)

Map of Menlo Park showing East Palo Alto, Belle Haven and nearby neighborhoods
East Palo Alto, Belle Haven and Friendly Acres sit side by side east of Highway 101.

Menlo Park's citywide average is about $3.6 million, but that headline blends very different markets. West Menlo Park trades from $3.5 million to $7 million or more, while Belle Haven on the east side sits closer to $1.2 million. Same city, very different price tag. (See my full Menlo Park neighborhoods guide.)

  • A Menlo Park address near Highway 101 and Highway 84
  • Walking or biking distance to Meta's headquarters
  • The newly renovated Belle Haven Community Campus with a library, pool, and youth and senior centers, connected to the Onetta Harris Community Center's gym and maker space
  • A bike and pedestrian bridge to the Bay Trail and Bedwell Bayfront Park
  • Shopping and dining at nearby Marsh Manor

Schools: Not every Menlo Park address gets Menlo Park schools. Belle Haven falls under Ravenswood City School District for elementary and middle school, then feeds into Menlo-Atherton High School.

Trade-offs: Belle Haven shares the same low-lying stretch near the bay and is part of the SAFER Bay project. Some commercial and light-industrial zoning borders the Bayfront Expressway edge, but the residential core feels like a settled, established community.

Commute: Meta is next door, Google about 20 minutes, Apple Park 25 to 30 minutes, and San Francisco 35 minutes to an hour. The Dumbarton Bridge is right there for the East Bay.

Great for: Buyers who want a Menlo Park address and long-term appreciation without a west-side budget, Meta employees buying their first home, and anyone who values built-in community amenities.

3. Friendly Acres (Redwood City)

Flood Park, a short trip from Friendly Acres, was recently renovated.

This hidden gem is one of my favorites for pairing affordability with quality of life.

Prices: Redwood City's citywide average is about $2.3 million, but Friendly Acres runs closer to $1.3 million to $1.6 million, with a few larger homes approaching $2 million.

  • A location on Redwood City's eastern edge, about a mile from Meta and bordering Menlo Park
  • Easier access to downtown Menlo Park and Stanford than some Menlo Park neighborhoods
  • Tree-lined streets with early-1900s bungalows, Craftsman homes and Mediterranean-style homes, many updated
  • A tight-knit feel where neighbors know each other
  • Andrew Spinas Park in the neighborhood, Flood Park nearby and local favorites like Freewheel Brewing
  • Stanford's expanding Redwood City campus right next door

Trade-offs: Friendly Acres has the most direct flood exposure of the three neighborhoods, so research any property before you write an offer. An industrial corridor near Middlefield Road sits close by, though not inside the neighborhood.

Commute: Meta and Oracle in Redwood Shores are each about 10 minutes away, Google 20 to 25 minutes, Apple Park about 30 minutes, and San Francisco 35 to 40 minutes or more.

Great for: Buyers who want an established neighborhood with character, tech workers near Meta, Oracle and LinkedIn, and anyone willing to look one neighborhood past the obvious names.

The Three Neighborhoods at a Glance

  • East Palo Alto: About $1M to $1.1M · Ravenswood City SD, Sequoia Union HSD · 5 to 10 min to Meta · Flood zones, industrial edges
  • Belle Haven: About $1.2M · Ravenswood City SD, Menlo-Atherton High · Walk or bike to Meta · Flood zones, commercial edge
  • Friendly Acres: About $1.3M to $1.6M · Confirm by address · About 10 min to Meta · Most direct flood exposure

Notice where they sit: all three are side by side, east of Highway 101, in the dead center of the Peninsula. Whether you commute south to Google and Apple or north to San Francisco, you're centered, so neither direction adds 20 minutes you didn't choose.

Smart Buying Tips for Affordable Silicon Valley Neighborhoods

  • Act quickly, but don't rush. These pockets get discovered fast, especially with redevelopment around East Palo Alto and the Meta corridor. Don't skip inspections, school boundaries or flood zone checks.
  • Work with a hyper-local agent. Knowing neighborhoods, not just cities, is the difference between Menlo Park as a headline number and Belle Haven as a livable, affordable pocket.
  • Think long-term. Affordable doesn't mean settling. What feels like the affordable side of town today can look very different in 10 years.
